Quinte, On. real estate agent: 252 Coleman street, Belleville, Ontario $79,900

252 Coleman street, Belleville, Ontario $79,900

Wow, what can I say about this one. Needs a little work? I would be lying to you. This place needs a lot of work.

It's a semi detached, so you can't very well go and knock it down now, can you? I have pictures of the inside, but I don't think you are brave enough to see them. I required therapy for a couple of weeks after going in there to snap them. Usually I will lounge around a new listing to get a feel for the place, but I couldn't hold my breath for long enough to get any type of feel other than that tingly sensation that I get down the back when I witness a disaster of some sort.

There is no heating system, apparently someone has absconded with it. There were a couple of ferocious dogs living in the house and it certainly smells like it. The dogs have left and the rodents have moved in, they are less ferocious, but they breed more prolifically.

The upside.

Great location in the heart of Belleville. Coleman street is undergoing a gentrification process, and pretty soon all these old buildings will be brought back to life, much like what has occured in Cabbagetown.

$79,900 is pretty reflective of the amount of work that has to be done. Please don't call me up for a showing and then complain that the place looks like crap. Of course it does, it's being sold for $79,900. There are no free lunches. Do not think you can buy the place, put 20 grand into it and then sell it for a couple of hundred thousand. That will not happen. Do not think that you can move in and do the work to the place while you are living there. That won't happen either. Be realistic.

If you seriously have the wherewithal to bring this place back to life, this could be the bargain of a lifetime. This place could be restored back to its former glory and be sitting pretty on one of Belleville's main streets. If you don't, please don't waste both our times, this could be your ruination.

hi Malcolm,

I remember driving by those places on Coleman when I lived in Belleville....hard to believe you can still get something for $79,900.

Best of luck in having the right buyer come along quickly,

Jo

Christine Hynes - Loans & Loan Modifications (Loans & Loan Modifications) Thanks Christine, I will probably need some patience with this one.

Jo-Anne Smith- Oakville, Burlington and Mississauga Region Real Estate, Ont (Brekland Realty Group) Jo, next time you're driving down Coleman you might notice a bit of upgrading going on. Some of the old buildings are being renovated.

Silvia Dukes, BSBA, CIPS, TRC, SFR, AHWD, (Tropic Shores Realty --- Ich spreche Deutsch!) I'm hoping for that Silvia. Thanks.

Hi Malcolm. Congratulations for taking that one on. Our office manager keeps reminding us that there is a fbuyer for every property, and I hope that is true for you in this case.

Way to go Malcolm.  I bet some real estate representatives walked away from that one.
