Johnny's Not Here Anymore!

But you could Be.

Great place to live and run your own business, or just live and not run a business but have a large beer cooler. This could also be a great place to convert into three seperate living areas and rent out. You could pretty much do whatever you'd wish if you bought it. I won't tell you what to do with it.

It is zoned Residential, but has a "Legal non-comforming" status to allow a business to operate there. It would be a great location for a laundromat, flowershop, or simply run as a convenience store again. It would be up to you, you buy it and the sky's the limit.

The building has an upgraded electrical system to handle just about any requirements you would need. It also has a small loading bay in the back. As well as a customer parking lot, it has a private driveway on the other side with a single car garage. There is ample storage space behind the commercial area as well and a maintenance room with an employee washroom. The basement is well organized and clean with everything well mapped out, and doesn't have the tangle of wires that one would expect to find.

Come have a look, you will be pleasantly surprised. This building could easily be converted into three separate living areas. The huge apartment upstairs has 3 bedrooms, a large living room, large open kitchen and a laundry room. The downstairs has a nice deck, another bedroom and a large dining room. There are many possibilities with this property. the apartments are way more comfortable than one would expect to find above a store. Just have a look at the pictures, it has large rooms, nice carpeting and very clean throughout. Buy this property, live upstairs and have a business downstairs. The commute would be very attractive.

Hi Ellie, yes, that would be a great commute to work, just jog down the stairs.

Malcolm, I hope you find your lucky enterpreneur to take over Johnny's place soon...living upstairs is a very convenient opportunity for the owner or store manager. :)

Thanks very much Roy, yes, life is good, especially now that the weather isn't so bad.

Hi Leilani, you're right, it is a very convenient arrangement.

Selling a business is always a difficult thing to do. It can become quite complicated. At least here, you have the advantage of it being the property.

This spells O-P-P-O-R-T-U-N-I-T-Y Malcolm! And a truly excellent one at that price!

Brian, this is very true. It's just the building I'm selling, so there's no other numbers to distract from the bricks and mortar value.

Al and Peggy, thanks, it is an excellent opportunity. The rental on the apartment would cover the mortgage.

Malcolm, I think small business entrepreneurs are so important in our economy.  I always make it a point to go into a store like this than one of the big national chains. There is always some quirky thing that the owner does or offers that makes the stop worth while.  Best of luck with this listing.  I hope it lands a great little establishment where lots of people come through and the owner offers your card when he hears of their real estate needs.  Why not run a first time home buyer seminar in the property for the locals who are interested?

good morning Larry, I just got an offer accepted on this property last night and I'm submitting the paperwork today. I'm excited about the new owners, I think they will do a super job of getting this place up and running again in no time.
