Malcolm, I think small business entrepreneurs are so important in our economy.  I always make it a point to go into a store like this than one of the big national chains. There is always some quirky thing that the owner does or offers that makes the stop worth while.  Best of luck with this listing.  I hope it lands a great little establishment where lots of people come through and the owner offers your card when he hears of their real estate needs.  Why not run a first time home buyer seminar in the property for the locals who are interested?
